Market Research

Our in-house market research capabilities use data driven insights to identify opportunities through a range of:

  • Demographic analysis – identification of current and potential buyer trends;
  • Location Analysis – consideration of planning, transport, services, topography and vegetation limitations to identify target locations;
  • Product mix analysis – analysis of comparable sales and desired amenities; 
  • Supply & Demand analysis – identification of competing supply and analysis of sales rates for the proposed product mix.

Site Acquisition

We use various technology data sources to overlay planning, infrastructure, transport, size/scale, access, services, topography and vegetation layers, to identify target sites that provide higher and better use opportunities.

Due Diligence

We review title documents, sales documentation and undertake technical due diligence as required (e.g. geotechnical or contamination studies with sub consultants, to mitigate risks prior to acquisition).

Feasibility Analysis

We undertake preliminary feasibility analysis to provide estimates for gross revenues, build costs and development profit. 

Negotiation

We act as your agent and lead negotiator to structure the deal including the purchase price and terms.

Post Exchange & Settlement

We manage the associated stakeholders to ensure any sale conditions are satisfied, all obligations are met and settlement is achieved.

Development Management

Our Development Management services assist developers and property owners to secure and unlock highest and best use property development outcomes.

We analyse the development potential of sites through a range of:

  • Due Diligence – we review title documents, sales documentation and undertake technical due diligence as required (e.g. geotechnical or contamination studies with sub consultants, to mitigate risks prior to acquisition);
  • Yield & Revenue Analysis – we consider comparable projects, sales rates and project timing;
  • Feasibility Studies – based on concept designs, feasibility studies are prepared to identify the profitability of the project. We test the development margin and run sensitivity analysis to explore risk & return scenarios.  If specified, we also test the internal rate of return.

Design & Planning

We procure a team of consultants to navigate the planning controls and manage the design process to deliver projects that appeal to buyers. We coordinate the development approval process including lodging applications, responding to requests for further information and obtaining permits.

Marketing & Sales

We work with leading marketing agencies and sales agents to develop project branding, marketing collateral and the sales strategy (including retail & wholesale channels), as well as managing the sales campaign by providing campaign reports to show lead generation & sales analysis insights.

Project Delivery

We procure specialist project managers to appoint builders and act as project superintendents, whilst we attend project control group meetings to ensure the overall project objectives are achieved.

We provide landowners the support & expertise to overcome the lack of time, knowledge or money needed to undertake a property development on their land. 

Whether your goal is to improve the value of your property and move on to the next chapter in your life or, if you’d prefer to stay at the property but upgrade to a newly built home, we take into account your needs to work out a deal that benefits everyone.

Generally, the key elements of the partnership include:

  • You retain ownership of the land throughout the development;
  • We undertake an analysis of your property to work out its development potential (typically a boutique luxury apartment/townhouse development of high quality) and if the potential development is financially viable;
  • We agree on whether we, or you, or both of us will fund the soft costs associated with the development (e.g. planning & consultants fees);
  • We set up a profit share agreement, so you receive your profit entitlement at the end of the project. Alternatively, you may choose to retain one of the new boutique luxury apartments/townhouses (which would be reconciled against your profit share);
  • We manage and coordinate all aspects of the development so you can be an ‘armchair developer’;
  • Whilst you’ll be ‘hands off’ day-to-day, we respect and value you as a partner, which is why we’ll constantly communicate with you along the way so you have a clear understanding of how the project is progressing.
